Purpose: The applicant is proposing to construct an accessory detached dwelling behind the existing riding shed on the property.

Notice of Passing of a Zoning By-Law Amendment

The Committee of Adjustment for the Corporation of the Township of East Garafraxa will be considering the following proposed minor variance to Zoning By-Law 60-2004, as amended, pursuant to Section 45 of the Planning Act, R.S.O. 1990, C. P.13

Public Hearing: Tuesday, August 25, 2026 at 3:00p.m.

Purpose: The purpose of the Minor Variance Application is to request relief from the minimum parking requirement of the Township’s Zoning By-law to facilitate the expansion of the self-storage use for a total of 21 self-storage units at the rear of the property. The Zoning By-law 60-2004, section 3.15.9 requires 273 parking spaces, whereas 92 parking spaces are proposed.

Public Hearing: Tuesday, August 25, 2026 at 3:00p.m.

Purpose: The applicant is proposing to construct a rear sunroom addition. To accommodate the addition, the applicant is requesting relief from Section 4.4.2 of Zoning By-law 60-2004, as amended, to permit a rear yard setback of 11.2 metres from the rear lot line, whereas a minimum rear yard setback of 15.0 metres is required.

The following applications for an Official Plan Amendment and Zoning By-law Amendment have been deemed complete.

Statutory Public Meeting/Council Meeting: To be scheduled at a later date.

Purpose of the Applications(s): The subject lands received Draft Plan of Subdivision Approval and Zoning By- Law Amendment at the Ontario Land Tribunal (OLT) in April 2024 (S1-20 and Z5-20). At that time, Blocks 63 and 64 of the Draft Approved Plan of Subdivision were to remain as employment blocks. The purpose of the Official Plan Amendment (OPA1-26) and Zoning By-law Amendment (Z7-26) are to convert the previously proposed Blocks 63 and Block 64 from employment to residential uses. The proposed conversion is intended to facilitate future residential development on those lands and a future revision to the Draft Plan of Subdivision.

A Public Meeting will be held to consider the following application for a proposed Consent (B7-26).

TAKE NOTICE that Council of the Corporation of the Township of East Garafraxa passed By-Law No. 27-2026 on the 23rd day of June 2026 pursuant to Sections 17 and 21 of the Planning Act, R.S.O., 1990, as amended, being a by-law to adopt a new Official Plan for the Corporation of the Township of East Garafraxa. The new Official Plan was initiated by the Township and is applicable Township wide.
