Notice of Public Hearing
The Committee of Adjustment for the Corporation of the Township of East Garafraxa will be considering the following proposed minor variance to Zoning By-Law 60-2004, as amended, pursuant to Section 45 of the Planning Act, R.S.O. 1990, C. P.13.
Hearing Date: Tuesday, August 25, 2026, at 3:00 p.m.
This meeting will be held as a hybrid meeting, with Members of the Committee participating either in-person in the Council Chambers at the Township Administration Office or remotely.
Members of the public are invited to attend the meeting in-person or remotely by registering for the meeting. The Zoom registration link can be found on the Township website in the Council Calendar under the applicable date.

Purpose:
The subject property contains a Community Living Dufferin dwelling, client services building, including the Township Offices. In October 2025, the Owners received Site Plan Approval (SPA2-24) for the construction of 14 self-storage buildings at the rear of the subject property which at the time proposed to add additional parking at the rear of the property to comply with parking requirements.
The owners have submitted a concurrent Site Plan Amendment Application SPA1-26, to expand the self-storage use at the rear of the property, removing the originally proposed parking spaces. The expansion proposes 7 additional storage buildings, facilitating the development of a total of 21 self-storage buildings. As a result of the expansion, the owners are requesting relief from the parking requirements for the self-storage portion of the property.
The purpose of the Minor Variance Application is to request relief from the minimum parking requirement of the Township’s Zoning By-law to facilitate the expansion of the self-storage use for a total of 21 self-storage units at the rear of the property. The Zoning By-law 60-2004, section 3.15.9 requires 273 parking spaces, whereas 92 parking spaces are proposed.

Written comments may be sent to the Secretary-Treasurer of the Committee of Adjustment by mail, email at the email address provided above, or in-person at the Township Administration Office. Please include your full name, address, application number and/or address of the property you are providing comments on, and any relevant information in your submission. Written comments must be received by 12:00 p.m. (noon) on August 20, 2026.
If a person or public body that files an appeal of a decision of the Committee of Adjustment in respect of the proposed minor variance does not make written submission to the Committee of Adjustment before it approves or refuses the request for a minor variance, the Ontario Land Tribunal may dismiss the appeal.
If you wish to be notified of the Decision of the Committee of Adjustment in respect of this application, you must submit a written request to the Secretary-Treasurer, Committee of Adjustment by mail or email.
Information respecting this application is being collected under the authority of the Planning Act, R.S.O., 1990, c. P. 13. All comments and opinions submitted to the Township on this matter, including the name, address, and contact information of persons submitting comments and/or opinions, will become part of the public record and will be made available to the applicant and the general public.
Ontario Land Tribunal (OLT):
The applicant, the Minister or a specified person or public body that has an interest in the matter may, within 20 days of the making of the decision, appeal to the Tribunal against the decision of the committee by filing with the secretary-treasurer of the committee a notice of appeal setting out the objection to the decision and the reasons in support of the objection accompanied by payment to the secretary-treasurer of the fee charged by the Tribunal as payable on an appeal from a committee of adjustment to the Tribunal.
